Here’s how it works:


(1) Custom Staging Quote

After receiving your request for staging, we will preview the property and email you a quote.  For certain kinds of properties, we are able to quote prior to a preview.  Our quote will include month-to month rental pricing. We expect your home will sell quickly and don’t require long-term rental contracts.

(2) Your Acceptance, Contract, and Deposit

Once you accept the quote and we agree on the date of your staging day, we will email you our contract for your electronic signature as well as an online payment link for your deposit.  Everything is automated and easy to for you to complete.

(3) Behind the Scenes Designing: Prep and Pack

Now that your job is officially scheduled on our calendar, we start to create your design plan, tag your furniture, select art and decor, and otherwise get to work “behind the scenes” preparing for your staging day.

(4) Staging Day

Our moving crew and stagers arrive at your home ready to stage.  By the time they leave, the home will be transformed into a beautiful space ready for buyers.  All of our stages are completed in one business day, and you can schedule photographers as soon as the following morning.


We offer simple but high impact staging suggestions for owner-occupied properties, plus we teach you how to keep your space looking great through the entire selling period.


We begin these projects with a Staging Consultation. We tour the property giving sellers a very detailed plan to get their homes ready for sale.  For those who would like even more help, we can return to rearrange furniture, style accessories, provide rental items from our inventory or whatever else you need to get market ready.


While staging an occupied home, we are always guided by one objective:  Our clients should receive the maximum possible financial return on their staging investments.


Here’s how we do it:


(1) We Use Your Own Things First

Sometimes, rearranging and/or removing some of your own furniture can improve flow and make the house appear bigger, brighter and more functional. We will move your large chair that is currently blocking the path to the kitchen. Or we will find a side table in a spare bedroom that will be more useful in a now welcoming foyer. Amazing transformations can be made without spending a dime.


(2) We Suggest Purchases Only Where Necessary

We may recommend using accessories from our inventory or purchasing budget-friendly ones. The proper placement of the right accessories appeal to buyers’ emotions and the lifestyle they crave.  Imagine how simple white bedding with a few silk throw pillows in a master bedroom will create the illusion of luxury. And, a fresh new entryway rug will set the tone for a well-maintained home to follow. For a small cost, this kind of merchandising has a significant impact on a buyer’s emotional response to your property.


(3) We Identify Small but Dramatic Cosmetic Updates

In certain cases, an investment in painting or other cosmetic updates will greatly change the look and feel of a home. For example, painting the family room a neutral color enlarges the area and helps buyers envision it with their own décor. An updated light fixture over the dining room table goes a long way toward the appearance of a move-in ready property. We have the expertise and experience to know which improvements are worth the investment, and we suggest only those that give you the most bang for your buck.
